Who is prime portables

Prime Portables is a family owned business based in Mansfield, Victoria. We design, build, and deliver factory constructed modular homes, granny flats, and studios across North East Victoria.

We specialise in:

  • Granny flats and Dependent Persons Units (DPUs)
  • Modular homes (1 to 4 bedrooms)
  • Studios and secondary dwellings

Technically, no. The terms are often used interchangeably. “Modular home” reflects a more modern building method and language, while “granny flat” often refers to smaller secondary dwellings. All are factory built, permanent homes.

All Prime Portables homes are built in our factory in Mansfield, Victoria.

Pricing and value​

How much does a modular home cost?

We offer indicative pricing on all standard floor plans. Pricing depends on size, site-specific requirements, and optional upgrades. You can contact us for a tailored quote.

Factory based construction means fewer weather delays, faster timelines, and reduced labour costs. We pass these savings directly on to our clients.

We’re fully transparent. Planning permits, soil reports, BAL ((bushfire attack level)) and thermal assessments are invoiced separately from the build cost. We’ll take you through all of these costs during your consultation.

Our prices include design, construction, delivery, and installation. We’ll outline everything upfront, there’s no hidden costs.

Our homes include:

  • Fully insulated walls, ceilings, and subfloors
  • Double glazed windows
  • Painted interior/exterior
  • Full kitchen and bathroom fit out
  • LED lighting, power points, and appliances

Permits
and approvals

Do I need a permit for a modular home or a granny flat?

Yes. All buildings require a building permit. Some sites will also need a planning permit depending on local council regulations.

In most cases, yes. We’ll assess your land during our site inspection and manage all the necessary building and planning permits on your behalf.

Yes. We manage all relevant paperwork, including permits and planning approvals.

Absolutely. We take care of working drawings, soil reports, bushfire (BAL) assessments, thermal assessments, and council liaison.

To get started, we’ll ask for a copy of your site plan, property title, and any local overlays affecting your property.

Site, delivery
and installation

Where do you deliver homes to?

We primarily service North East Victoria and surrounding regions. Get in touch to confirm if we deliver to your area.

Yes! We service North East Victoria and surrounding regions.

Most builds take 10 to12 weeks from contract to delivery, depending on design and approvals.

From your first enquiry to move in, most builds are completed within 4 to6 months. The factory build phase takes around 12 to16 weeks.

Once the home is complete in our factory, it’s transported and installed on your site. We also complete steps, skirting, services, and any decking chosen.

We’ll assess your site and provide guidance, but typically, clear access and levelled ground are needed.

After factory completion (approx. 12 to16 weeks), on site installation and connection can take 1 to 3 weeks depending on the complexity.

Living in a

Can these homes be lived in permanently?

Yes. All homes are Class 1A compliant—built to the standard required for full time occupancy.

Our homes are 7 star rated, insulated, and fitted with energy efficient appliances and windows.

Yes. Depending on your design and site, we can discuss options for future expansion.
